BIM Coordinator - Expensive?

BIM Coordinator is the person who ensures that everything related to BIM happens on time and correctly. They verify whether models and other BIM deliverables meet the requirements, clarify these requirements if needed, and organize the work of designers and contractors so that the final result meets both deadlines and quality standards.

It is important to understand that BIM Coordinators exist on both the client and supplier sides. Often there's a misconception that the client-side BIM Coordinator can shift all responsibility onto the supplier, but in reality, they are often jointly responsible for delays and other complications in the project.

The scope of a BIM Coordinator's work can vary significantly depending on several factors:
  1. Quality of BIM requirements – The clearer and more logical the requirements, the less time is spent interpreting them. In reality, requirements are often so extensive and contradictory that they become a project in themselves.
  2. Team experience – The less experienced the team members, the more problems arise. BIM Coordinator frequently has to provide technical support and solve issues that aren't strictly within their job description. Often, the work of the entire team is delayed due to a few specific individuals.
  3. Project manager involvement – Unfortunately, not all PMs understand the specifics of BIM or the need for active involvement. As a result, the BIM Coordinator often becomes the scapegoat when there are delays or things don’t go as planned.
  4. Communication and personality compatibility – BIM is teamwork. Emotions, conflicts, and disagreements are part of everyday life. Good BIM Coordinators not only master the technical side but also know how to work with people, seek compromises, and conduct discussions in a way that achieves favorable outcomes for their represented side.

From an experienced BIM Coordinator, you can expect:
  • Hands-on experience in design and construction
  • Ability to work with multiple software platforms
  • Strong communication skills
  • A mindset of continuous learning and adaptability
  • Project management capabilities (often more actively than the PM)
  • Psychological resilience and stress resistance

A good BIM Coordinator is not just "the person who aligns models." They are the bridge between the technical and the human. And that requires both brains and character.
